Moorabool Street
Brights
The Hamilton Group is planning to overhaul the former Bright and Hitchcock building at 115-145 Moorabool Street.
Formal plans were announced in mid 2020 (Geelong Advertiser), but not much has happened since. The official Hamilton Group website says they are “currently working on a plan to continue the evolution of the building and help reactivate the area.”
The storefronts have been empty for many years. A new wallcover was added to the windows in early 2022, but they have since been vandalized.
MONNO’s Moorabool
A planning permit was submitted for 61-71 Moorabool Street in December, 2022. The submission was regarding the ‘construction of a multistorey mixed-use development’.

79-81 Moorabool Street
A planning proposal was submitted for this site on July 26. The developers said that they wanted to rejuvenate and extend the existing vacant office building to provide a high quality commercial building in the heart of the Geelong CBD.
Malop Street
37 Malop Street
Up Property own the buildings at 37 Malop Street and 4 Printers Lane. According to the Geelong Addy, “the site stretches north from Malop St and includes an existing car park and The Bush Inn hotel on Corio St”. The official website says that the site will become home to a range of commercial opportunities, alongside apartments and townhouses. The Geelong Advertiser reported that it would become a “12-storey mixed use development.”

160-172 Malop Street
Up Property acquired two neighbouring properties at 164-172 Malop Street (2,200sqm) and 2 Powell Place (170sqm) in 2022. They later bought two shops at 160 and 162 Malop St.
Up Property is planning a mixed use development at the the site. The official website proposes a mixed-use development home to 65+ apartments and 1,500 sqm of ground-floor commercial space.
They are expected to submit plans later this year

This was meant to be the first development of many along the Mercer Street precinct. In 2019, plans were submitted for two buildings at 81-83 and 85-101 Mercer St. A new website was created and the developers were actively seeking interest.
I haven’t heard anything about the project – nor have I been able to find any resources about the original plans.
The Miramar website is no longer active. There also isn’t mention of the stages on the Whitford Property website. A dedicated website for the project was created, which you can see using Wayback Machine
The Winter & Taylor car dealership left the site mid 2019.
36 Mercer Street
A permit was approved in 2020 for a new development at 36 Mercer Street. The developers proposed a 19 storey building which would have retail, offices and residences. They had previously submitted a proposal for a tower with 36 levels.
Brougham Street
10-18 Brougham Street
A 13-storey office tower is planned for the site, according to The Urban Developer. They reported that the new building was designed by Gray Puksand Architects.
The site sold in early 2022 for around $9 million.
20 Brougham Street
An 18-storey tower is being planned for the former wool stores at 20 Brougham Street. The plans include a hotel, residences and beverage precinct.

Another development had been proposed at this site. Plans for the The Dennys Lascelles Tower were announcement in 2017. The development would have included 8 floors of office towers. Gheringhap Street
20 Gheringhap Street
20 Gheringhap Street is a new commercial office development planned for the Civic Precinct. The 11 story building is reportedly due for completion in early 2025.

York Street
York Street is a small street close to Central Geelong. It is between Latrobe Terrace and The Esplanade South.
1 York Street
DM Property has submitted a proposal for a mixed-use project at 1 York Street. The development would be six stories high and provide 129 apartments and a rooftop terrace. They are hoping to get planning approval in the middle of 2023. If successful, construction will start in early 2024.

15 York Street
There is an application before council for a new residential tower in York Street. The development would be a 7 storey apartment building.
The plans were designed by Ammache Architects.
The project was featured at Projects Lining Up as Geelong’s Rise Continues.
The site sold for $2,100,000 in early 2022. This is currently the site of Sixt Rental Company.
Other
Cunningham Place
Cunningham Place is a mixed-use development planned for 35 Corio Street. This currently the site of the Waterfront Christian Church.
According to the developers, Amber Property Group, the building will have ‘a hotel, cafés and restaurants, retail, office space and a state-of-the-art convention centre and auditorium.’
The plans were submitted mid 2022.
1-3 Hayes Place
In September, 2020, Victoria’s planning minister gave permission for a new tower to be built at 1-3 Hays Street. The building was to have 14 floors and 63 apartments.
Nothing has happened since then. The building went up for sale again in late 2022. The sale included the planning permit.
39 Gordon Ave
The initial plans had two 13-storey commercial buildings, but this was refused by the council. The developers then submitted new plans where buildings were nine and ten stories.
These plans were also rejected by the council – but the ruling was overruled by VCAT. Read more at Gordon Avenue twin towers approved.
23-25 Myers St
The 1955sq m Myers Street site was listed for sale in 2021.
The site had permit-approved plans for a 12-story building at the time of sale.
In 2022, Myers Development submitted a proposal to amend their permit to “allow a thirteen storey building comprising retail, office and 126 apartments as social and affordable housing.” They withdrew their application in February, 2023.
Geelong Convention and Exhibition Centre
The Geelong Convention and Exhibition Centre is a planned development for a 1.6-hectare waterfront site, between Western Beach Road and Smythe Street. The precinct will feature will feature a 200-room upscale hotel and commercial spaces, with a 1,000 seat plenary venue and 3,700 square metres of multi-purpose space.
A number of teams are developing their proposals for the precinct. The preferred bidder will be announced mid-2023. The project is due to be completed in 2026.
